Lagunita is the name of a beautiful and gated ocean front community in South Laguna Beach located right at Victoria Beach.
Lagunita is an exclusive, prestigious, gated community in South Laguna Beach. On the south side the community borders Blue Lagoon and then the Montage. On the North end you’ll find Victoria Beach. Flanked by some of Laguna’s finest beaches ( Victoria and Treasure Island ), buying a home Lagunita is a great alternative to the larger Emerald and Three Arch Bay gated communities.
As is the case in all of Laguna Beach, Lagunita features a beautiful variety of homes in different architectural styles. You can find anything from ultra-Contemporary, to Mediterranean or California Coastal. Most of the original beach homes have been renovated over the years. Many have been completely rebuilt or at the very least expanded. The original homes date back to the late 1930’s, making this one of Laguna Beach’s older developments. Some of the homes are still owned by the original families.
The community is on the smaller side with only about 60 lots, which gives it a bit of a small-town feel. Out of the 60 lots only around 13 could truly be considered oceanfront. Of course, these homes are also truly spectacular! Homes can range anywhere in size from 1,100 to 8,000 sq ft with bedrooms ranging from 2 to 5. Most homes however are between 2,000 and 4,000 square foot.

The lots and homes that are not located directly on the ocean offer a variety of views. Some of the homes have rather limited views due to their location within the community, while others have panoramic views of the ocean and Catalina.
Home prices can start as low as $3,500,000 and end as high as $25,000,000. Of course it all depends on the location, the view and condition of the home. You’ll find that the homes in more original condition with restricted views, sell on the bottom end of the spectrum. The brand new oceanfront homes however, will sell in the high end of the price range.

Community and Lifestyle
The fact that Lagunita is a small community, makes it rather special in our book! You’ll get to know your neighbors, but at the same time you have your privacy. About half the homes are owner occupied, and the other half might be considered second homes.
The Lagunita HOA maintains the gates and is relatively affordable, priced between $135 and $225 per month.
The location is truly excellent for anyone who loves to stroll to the beach, restaurants and shops. Unlike for example Three Arch Bay and Emerald Bay, Lagunita offers an easy walk to the Gelson’s shopping center, restaurants, and the Montage Resort. At the same time, it is not located too close to downtown Laguna Beach, and in when summer traffic is at it’s peak, Lagunita residents can easily escape town via Dana Point. Of course, the real question is.. why would you want to leave!?
Another major benefit to the gated community of Lagunita is its gorgeous beach. Located right at the famous and spacious Victoria Beach, residents can easily stroll over to the famed 1926 ‘Pirate Tower’ at the north end of the beach. Of course Victoria isn’t a private beach, and the public does have access. While it can get busy in the summer, the rest of the year you will find that the beach is more or less empty.
Lagunita lies within the highly rated Laguna Beach Unified School District (ranked 43rd out of of 789 districts on SchoolDigger.com). The public schools servicing the residents are:

– Thurston Middle school (State Rank: 10, Greatschools.org rating: 10)
