Our Coastal Real Estate Guide Interview!

Jaleesa Peluso was recently interviewed on the subject of accessory dwelling units or ‘ADUs’ and new rules regarding the development of ADUs in OC.

Wat are ADUs?
ADU stands for ‘Accessory Dwelling Unit’ but in Orange County you may know them as casitas, granny-flats, mother-in-law-units, etc. ADUs are small units that are either attached or detached from a main house, but exist on the same lot. ADUs are real homes or units that are part of the main home, and must be developed according to proper building requirements.

What are some of the benefits of ADUs?
There can be many benefits to having an ADU depending on your particular needs and situation. The three most common benefits are the following:
– Having an ADU on your property can help provide you with rental income.
– If you need a caregiver, ADUs allow a caregiver to live on site but in their own space.
– In turn, if you need to care for a family member, ADUs allow you to keep them close, but not oto close!

What is happening with ADUs?
California has been working on implementing laws to make the building of ADUs easier in every city. They have loosened the restrictions regarding ADUs and are basically forcing cities to find solutions to allow for ADUs to be developed. California is using ADUs to help provide more (affordable) housing.
Locally this has caused some controversy. Especially in cities like Laguna Beach and Newport Beach where there is already a lack of parking and increased density is not always desired by the residents. At the same time there are home-owners who are chomping at the bit to get their ADUs approved. Laguna Beach is getting close in approving a new and less restrictive ADU ordinance, but the new ordinance has not yet been approved.
