About the Laguna Lido Building
Laguna Lido is luxury high rise building located at 31755 Pacific Coast Hwy in Laguna Beach. Originally built in 1963 as apartments (stock cooperative), Laguna Lido was recently converted to condos, and underwent a $6 million remodel that lasted five years. There are 48 units between the two buildings (Cove-Ocean Front with even numbers and Vista-Upper Building with uneven numbers). New roofs were installed on both buildings (Cove in 2004 and Vista in 2008). Thanks to a fruitful collaboration between the homeowners, very talented engineers, contractors, designers, workers, consultants and others, a great result was achieved.
In December 2006, Cox installed new cable from the street to the Lido’s electric room. The cable is of the latest technology. Interestingly enough, only two units feature central heating. The Laguna Lido also offers community washer and dryers for the resident, which can be reserved according to a schedule.
The Laguna Lido condo complex is made up of two stand alone towers that are separated by the community pool and connected through a covered archway. Both buildings offer elevators to upper and lower levels for your convenience. Most of Laguna Lido is wheelchair accessible.
The Laguna Lido building is sited approx. 200 feet away from Pacific Coast Highway, which makes it very quiet. Very few buildings on the ocean are set so far from the street. The building is additionally separated by a private parking lot and garage structure. Each of the units has its own garage. Laguna Lido is the only building where one can access the beach via the elevators without walking a single step. The building is arguably the best condo building in all of Laguna Beach with top of the line amenities and views.
Laguna Lido Condominium Units
All of the units in the Laguna Beach Laguna Lido building offer two bedrooms and two bathrooms and ocean view balconies. The condos located on the lower level (Cove Building) have the most direct oceanfront views, as the building is located directly on the sand of Tortuava Beach. Upper level units (Vista Building) overlook the rooftop area of the lower building but offer dramatic views of the ocean as well as Catalina Island, parts of Laguna Beach and Palos Verdes. Most units have been completely remodeled in recent years, including all of the units on the third floor. There are full time residents in Laguna Lido, as well as part time residents. Many condos are used as second homes, and some are even rented out as luxury vacation rentals.
The middle units are between 1,000 and 1,105 square foot. The corner units are a little larger and offer between 1,195 and 1,400 square foot depending on the unit. Some of the corner units also offer luxurious wrap-around decks to create about 1,700 square foot of living space. Each unit has its own private beach locker at the beach entrance.
Laguna Lido Condos have their own electronically-controlled garage at main gate level. Condo owners have one additional unassigned driveway stall in the Laguna Lido parking lot. This stall can be used for guests or an owner’s second car. Parking in the parking lot is restricted to vehicles with parking passes for the owners convenience.
Laguna Lido Home Values
Laguna Lido Condos for sale are available in a price range from about $2,500,000 for a smaller middle unit, up to close to $4,000,000 for a penthouse corner unit. Price per square foot of a Laguna Lido condo start at about $2,600. Homes for sale at Laguna Beach Lido are far and in between at the moment.
The condominiums are also popular vacation rentals. Laguna Lido allows for long and short term rentals. The minimum short term rental period is one month. Long-term rental rates start about $8,500 a month. Current are can be estimated as follows: Off-Season about $8,000-$10,000. Sep and June: 10,000 – $12,000. Jul and Aug: $12,000 – $15,000
Amenities and Features
Laguna Lido Condominiums in Laguna Beach offer a full time, on-site property manager and two full-time maintenance employees. The building is protected with 24/7 security for the convenience of its residents and their possessions.
The building features exceptional amenities, including: a state-of-the-art fitness center (and state-of-the-art is not exaggerated) and game room including Foosball, Ping Pong and Pool Table. The totally renovated, heated, saline pool with ocean-view lounging area is accompanied by a Swedish steam room with custom tile. There are common baths at lobby level, as well as a spacious sophisticated shower. The lower Laguna Lido building offers beach lockers just off the sand as well as common baths for residents above the beach entrance.
Residents can enter the building, the beach elevator, the gym and pool, and steam room with a key-less control system. All you need to do is swipe the electronic key past the reader to open the doors.
Homeowners Association
The Laguna Lido Condominium Building has a very strong and active Homeowners’ Association Board. The payments, collection and all other administrative affairs are managed by Turn-Key and Associates. The Association owns all areas within Laguna Lido except the units, single car garages and beach lockers. The HOA pays for: the Pool, Sauna, Gym Room, Meeting Room, Trash, Water and Sewer, Onsite Property Management, Security and Controlled Access. The HOA dues are paid monthly and are roughly $1,350.
Laguna Lido is a smoke-free environment, and smoking is prohibited in all common areas and on unit balconies.
Laguna Lido Beachfront Condominiums allow for one registered pet (up to 30 pounds) per unit at a time. Guests are not allowed to bring their pets. Within Laguna Lido there are no areas where pets can be exercised, and there are rules to ensure that animals cause minimum disturbance to others. For example, pets are not allowed in the common areas, such as: pool area, laundry room and recreation room. Service dogs are of course exempt from these rules.
Tortuava (Totuava) Beach
Tortuava Beach (or Totuava depending on who you ask) is located in South Laguna, between Table Rock Beach and Thousand Steps Beach. Laguna Lido in Laguna Beach has a rare elevator-to-the sand access for your convenience. The lower Laguna Lido building also offers individual and private beach lockers just off the sand as well as common baths for residents above the beach entrance.
Tortuava is surrounded by the Laguna Lido building, as well as luxurious homes perched atop the cliff. The very secluded beach has no public access which makes it practically a private beach to the local residents. The California Coastal Commission is tracking a permit to build an access stairway at the address 31831 Coast Highway, but it has yet to be built. Currently the only way Tortuava Beach can be accessed by non-residents, is by walking around a rocky point at the north end of Thousand Steps Beach (that beach access is at 9th Avenue). This is only possible when the tide is out far enough to allow passage around the rocks. Don’t get trapped here as the tide comes in. Tortuava Beach is truly a hidden gem along the Orange County coast. It’s worth consulting tide charts to plan your visit.
