Wait what? We keep hearing that the market is slow! Yes.. the market has been more sensitive to overpricing and buyers are being a bit more selective. However, any well positioned home can and WILL still sell successfully.
Let’s talk briefly about how I sold this home for that much money over asking.
First, a little background.
The seller was a professional fiduciary who was looking to sell this home for the highest price and quickly. The home needed a lot of work prior to listing it. The paint was outdated, damaged and literally falling off the house. The kitchen colors were less than desirable. The garage and front door were brightly colored and didn’t match the house.
While the previous resident loved these unique features, we knew that buyers would consider the house ”a fixer”. Buyers who are looking for ”fixers” are not looking to pay top dollar. I suggested we strategically change the paint colors to a more contemporary color scheme that still complemented and honored the mid-century modern architecture of the house. The sellers repainted the house inside and out, and replaced the carpet in the bedrooms. We had every room staged to help resolve the slightly odd layout of the main living space.
The transformation was unbelievable.
The house went from looking like a fixer, to looking like a turn-key Laguna cottage. The most desirable listing in Laguna Beach at that very moment in time. And that’s what we want.
I worked together with an incredible local videographer to create a unique, short listing video that highlighted the lifestyle this home affords. The video tells the story of a young family living by the beach. The goal was to keep it really short, unusual and engaging for viewers. Buyer’s don’t want to sit through a 2 minute video that just repeats everything they could’ve seen in the photos. The video did incredibly well and reached 29k views, 1,200 likes, 126 comments, 95 shares and 5 saves on Instagram alone. We worked with a local coffee shop to ensure they would help promote our video. The video directly resulted in buyer leads for this home.
With the help of two professional photographers I had both pictures of the house taken, as well as pictures of myself in the house to help sell the story and create online excitement about the upcoming listing.
Going live.
We strategically went live on Thursday and the phone was instantly ringing off the hook. We got our first offer on Friday. It was a ”bully offer”. This means it required us to respond Saturday or they would withdraw their cash offer. I knew we could do better so we declined their offer.
I hosted two incredible open houses with the help of two local lenders. I knew I would need the extra hands. We had over 100 people come through. We decided to set the offer deadline to Monday afternoon. We ended up receiving 7 excellent offers. We were able to work with the best offer and get the terms we were looking for, as well as sign an excellent buyer into back up status. Escrow closed early, no requests for repairs were made. Both buyer and seller were extremely happy.
