Should You List Your Orange County Home During the Holidays? Yes — And Here’s Why It’s Smarter Than You Think
Every year around mid-November, the same conversation happens in real estate offices across Orange County:
“Should we pull our home off the market? Should we wait until after the Super Bowl? The holidays are so slow…”
As someone who has sold plenty of homes in OC I’m here to tell you that listing during the holidays is not only viable, it can be a great decision.
Here’s the truth most agents won’t tell you.
1. Less Competition = Your Home Shines
In a normal month. Active inventory tends to get swallowed up during the month of December. Few people are adding new listings, so the ones that are listed get sold.
Fewer homes on the market means your property gets more showings, more saved searches, and more “this is the one” moments. The only listing I’ve ever had sit on the market for almost a year, suddenly got two competing offers in December. Simply because there was almost nothing else to look at.
2. Buyers in December Are Serious (and Often Motivated)
The buyers who are out looking right now usually fall into one of three categories:
- Corporate relocations with January 1 start dates.
- Cash buyers who want to close before year-end for tax reasons.
- Snow birds from places like Canada who realize they would much prefer to spend the winter down here.
These are decision-makers with timelines.
3. Orange County Looks Better in Winter Than Almost Anywhere Else
Let’s be honest — 72° and sunny with clear views to Catalina beats gray skies and slush in 49 other states. Your photos pop. Your backyard still looks usable. You don’t need to bundle up in a winter coat every time you leave the door. The palm trees and ocean breeze can actually sell the lifestyle harder in December than they do in July when it’s 95° inland.
4. Emotional Buyers Love a Festive (But Not Overdone) Home
A tastefully decorated house — think elegant Christmas tree, subtle lights, minimalist, color coordinated decor — triggers emotion. Buyers walk in and immediately picture their own family traditions there.
Pro tip from years of holiday listings: Keep it classy and neutral. No 12-foot inflatable Santas in the front yard of your San Clemente Spanish revival please :).
Yes, There Are a Few Rules to Follow
- Price it right from day one. Holiday buyers hate feeling like they’re paying a “convenience premium.”
- Be flexible with showings. Out of town visitors may only have a short showing window.
- Light staging + light holiday décor > heavy staging and going over the top with everything blinking, sparkling, red and green. Let the architecture breathe.
The Bottom Line
If your home is ready (or can be ready in the next 10–14 days), listing now is often the difference between selling in 2025 for full price and waiting until March in a flood of new inventory.
Orange County never truly “slows down” the way other markets do. The holidays here are just a quieter, more focused selling season — with less competition and more motivated buyers.
So before you decide to “wait until after the holidays,” ask yourself: Do you want to compete with tons of other homes in February… or be one of the only 20 show-ready listings right now?
If your home is in Orange County and you’re even remotely thinking of selling, the window between Thanksgiving and New Year’s might just be your golden ticket.
