1. Be smart about price. Just because you want to ask for a certain price doesn’t necessarily mean you’ll get it for your Orange County house for sale. Especially in an Orange County real estate market in which buyers are more discerning. You know what happens when you overprice a home? Nothing. Nothing happens. 🦗🦗

2. Be open and upfront about issues with the home or address them before you put the home on the market. Do you have a history of plumbing leaks? You’re legally required to disclose issues when selling your home. It’s always better to over disclose than under disclose. I’ve found time and again that buyers think sellers seem shady if they are hesitant to go into detail when a buyer asks for clarification on maintenance issues, etc.. You may think you’re doing yourself a favor by making the house look better than it is.. you’re not.

3. Be the most helpful version of yourself. Distrust between home buyer and seller makes it more likely for a home to fall out of escrow. Be quick to sign disclosure and sales paperwork and be cooperative. You want to maintain a good relationship with the homebuyer and be up front about everything. This builds trust between the parties. Trust helps deals close and homes sell.

4. Look objectively at your orange county property, not your orange county home. 🏡 It can be hard to see through the memories.. You may have done a lot to improve the house, but homebuyers and inspectors will look at your Orange County house more critically. It’s not personal, it’s just business. Try to understand their arguments through their lens and be reasonable in negotiations. No home is perfect..

5. Work with a good orange county real estate agent as the in between. Someone who understands the market, who can negotiate for you, and can help you navigate the emotional Rollercoaster that escrow can be for both parties.
